Parkeray delivered an 80,000 sq ft Cat B fit-out across two floors within a newly constructed commercial development, creating a high-quality contemporary workplace for approximately 600 staff relocating from another building in EC3.

The scheme included the full construction of open-plan office areas, executive and cellular offices, meeting rooms, a library, broker’s lounge, reception, and client hospitality spaces. The project demanded significant coordination between landlord base-build systems and tenant requirements, alongside complex detailing and stringent quality control.

Working within a brand-new building meant landlord systems, base-build interfaces and tenant services had to align from the outset. The building operates a floor-by-floor building services system rather than a central plant, requiring careful integration of services across both floorplates to provide independent environmental control. Structured weekly coordination meetings were essential, particularly with up to 180 operatives on site at peak activity.

Delivery Highlights

The feature staircase formed the technical and visual centrepiece of the project. Forming the opening required considerable structural alterations and strengthening; close collaboration with engineers and building management, while the integrated fire-curtain system ensured fire compartmentation between floors without compromising the design or the building fire-strategy.

Quality and material consistency were a major priority throughout. The client took an active role in the design process, visiting supplier warehouses to personally select marble slabs and walnut veneer to ensure colour and grain continuity. Bespoke stain samples were produced across multiple manufacturers to achieve a consistent finish across all joinery installations.

Through careful sequencing of trades, coordination of new services installations and management of large labour numbers, our team successfully delivered a high-specification workplace within a complex new-build environment, completing the scheme safely and to programme.
