Our team delivered a fast‑track Cat B fit out across three floors in just 9 weeks, creating a new collaborative space directly alongside Publicis’ existing office.


Designing on the go
With the completion date brought forward, the accelerated programme meant much of the design had to be developed on site. Works included a range of meeting rooms with varying AV capabilities, office tea points, and breakout areas, all requiring close coordination, rapid decision‑making, and clear communication across all teams.

Budget focused and working smart
Working in an occupied building and within a residential area, we partnered closely with the City of London to meet strict working‑hour restrictions while minimising disruption to neighbours and existing occupiers.
A fixed budget required early value engineering and rigorous cost control, ensuring every decision aligned with the agreed spend. To keep the programme on track, bespoke elements were limited, with focus placed on quality, functionality, and timely delivery.

Delivering with pace, clarity and collaboration
Close collaboration with the client’s facilities management and their fabric teams enabled early integration of their direct contractors, including IT specialists and suppliers for facilities such as ZIP taps and coffee services.
To build excitement and give the tenant an early sense of the finished space, we also facilitated site access during construction.
Despite the challenges posed by time constraints, design development, budget parameters, and site restrictions, our strong working relationship with Publicis, and wider specialists, ensured the project was delivered successfully and within the ambitious timeframe.
