We’re delighted to announce that Witan Gate House has achieved a BREEAM Excellent rating (72%), recognising the project’s strong sustainability performance and commitment to responsible construction.

The major refurbishment has significantly enhanced the building’s environmental credentials, including improving its EPC rating from E to B and transitioning the building to be fully electric upon completion. These improvements were made possible through the installation of highly efficient VRV and VAV heating and cooling systems, helping to reduce energy consumption and support long-term operational efficiency.

The project also demonstrated a strong commitment to waste management, with 100% of waste diverted from landfill throughout the refurbishment process.

Creating Social Value Through Reuse

Sustainability outcomes extended beyond the building itself. During the strip-out phase, surplus furniture was donated to Woodham Ley Primary School, reducing waste while delivering a meaningful benefit to the local community.

The donated furniture has since been put to use across classrooms, corridors and staff workspaces, helping the school improve learning environments without the financial burden of purchasing new furnishings. In a message to the project team, a representative from the school said:

“It has made a huge difference to work rooms, corridors and classrooms. The staff are over the moon, especially with their new big desks…so from the bottom of my heart, thank you.”

Delivering Lasting Impact

Achieving a BREEAM Excellent rating is a testament to the dedication and collaboration of everyone involved in the project. From improving energy performance and eliminating landfill waste to supporting the local community through material reuse, Witan Gate House demonstrates how refurbishment projects can deliver both environmental and social value.
