New Burlington Place Scheme Completes

In the heart of London’s West End, we recently delivered a bespoke office fit-out project at 16 New Burlington Place, on behalf of The Crown Estate. This 12,000 sq ft project spanned two floors and included a full Cat A+ fit-out of new workspace for an incoming tenant, as well as the refurbishment of a separate floor to a market-ready standard for future lettings.

Both floors were upgraded to include high-specification WCs, modern open-plan workspaces, new meeting rooms, tea point areas, and a refreshed reception. We also undertook a full terrace refurbishment on Level 6 and provided exposed M&E services for a clean, modern look.

Working in Occupied Space
One of the standout challenges on this project was carrying out significant refurbishment works in a live, occupied building. Clear communication and early stakeholder engagement were key to maintaining good relationships and uninterrupted progress.

First Use of Artus Units: Innovation in Climate Control
This project marked the first time Artus units were implemented in place of traditional fan coil units (FCUs). These units were carefully integrated into Kvadrat acoustic suspended ceiling panels, a central design feature across the meeting rooms.

The ceiling panels were meticulously set out to align with acoustic wall panels and transition carpets. This required high levels of coordination between architectural and M&E designs to achieve the desired clean-lined aesthetic.

Collaborative Design: Smart Solutions in the Details
Working alongside IDL Architects, we delivered several bespoke design solutions. Notably, in the WCs, we were tasked with concealing unsightly riser doors without compromising access.

Our solution involved the provision of a custom hinged panel, finished in matching cubicle joinery, maintaining visual continuity while remaining fully functional.

In the meeting rooms, precision was everything. Multiple design workshops and milestone reviews ensured the exact alignment of all finishes, fittings, and features—achieving a visually seamless result.

Sustainable Choices and Value Engineering
Through a series of value engineering (VE) workshops, we worked with the client to identify smart substitutions without compromising on quality or visual impact.

These included swapping Delta light fittings for an alternative supplier in meeting rooms and removing moss wall panels from the design. This exercise not only delivered cost savings but also supported a more sustainable, efficient build.

The result is fantastic tenant-ready office spaces. Congratulations to everyone who contributed towards its success.
