
Our client has opened the doors to its new London headquarters at 40 Leadenhall, a stunning 80,000 sq ft workplace designed for 600 employees and built to support new ways of working.
Relocating from another building in EC3 gave our client – a Global (re)Insurance Organisation an opportunity not just to upgrade its office, but to rethink how staff, clients and brand experience could exist together in one environment.
Spread across two floors, the scheme included the full construction of open-plan office areas, executive and cellular offices, meeting rooms, a library, broker’s lounge, reception and client hospitality spaces. The project demanded significant coordination betweenlandlord base-build systems and tenant requirements, alongside complex detailing and stringent quality control.

The Social Heart
At the centre of the workplace sits the broker’s lounge, a hospitality-style client space rather than a traditional corporate reception.
Finished in walnut and marble, the area includes a bespoke reception desk, feature bar and soft seating. The space encourages informal meetings and client conversations while doubling as an event space.
Connecting both floors is a striking feature staircase created by removing a section of concrete slab. Walnut treads, marble landings and a protected steel structure meet fire-safety requirements while forming the visual focal point of the office.

Brand & Craftsmanship
The design by Savills Offices & Workplace reflects the client’s brand while referencing its city location, with signature red accents set against warm walnut joinery to create a refined finish.
The client was closely involved in material selection, personally choosing marble slabs and walnut veneer to ensure colour and grain consistency. Bespoke stain samples were coordinated across manufacturers, supporting a cohesive result across more than 750 m² of marble, bespoke joinery, anodised aluminium glazing and integrated ceiling and lighting installations.

Wellbeing & Flexibility
Employee wellbeing was central to the brief. Facilities include a prayer room, wellness rooms with privacy sensors and quiet working spaces. Even executive offices include external touchdown desks, encouraging interaction with teams.

The Result
Delivered over a 31-week programme with up to 180 people on site, the new headquarters is more than an office. It’s a workplace, a client destination, and an event space in one.
