Parkeray has successfully delivered a six-storey Cat A to Cat B fit-out at Holbein Gardens, transforming the building into a high-quality workspace designed to support flexible occupancy and premium user experience as part of our client’s serviced office offering.
As well as the addition of meeting rooms on each floor throughout the building, the scheme expanded the first-floor space by creating a new mezzanine boardroom within the reception atrium featuring an electric frosted glass window.
Extensive bespoke joinery defines both the boardroom and a dedicated events space, while further enhancements include kitchen services on each floor, upgraded basement shower and changing facilities, and a revitalised roof terrace providing an inviting outdoor breakout space.
Sustainability without compromise
Sustainability was a paramount driver throughout the project, with stringent criteria set alongside high-specification design quality. Parkeray worked closely with the client’s leadership and design team to review and re-specify finishes, ensuring all materials met the required environmental standards without affecting the desired look and feel of the space.
This considered approach embedded sustainability into the project from the outset, demonstrating how responsible design and high-end aesthetics can go hand in hand.

Coordinated from concept to completion
Close collaboration with the client and their direct contractors was central to the project’s success. From the outset, early engagement was central to the project’s success. Working closely with the client and their wider project stakeholder team, we were involved at a formative stage to ensure the design was fully coordinated and aligned with the client’s sustainability requirements.

The Result
The completed space precisely reflects the marketing CGIs, delivering a seamless transition from vision to reality. Holbein Gardens now offers a refined, flexible and sustainable workspace that aligns seamlessly with the client’s brand and operational vision.
The project stands as a strong example of our commitment to early engagement and collaborative delivery, bringing ambitious design to life while meeting important sustainability requirements.
